About the service
Due diligence is a systematic review of a real estate object from legal, registration and factual aspects. Without it, the buyer trusts the seller at his word and risks: double sales, hidden arrests, inheritance disputes over the object, invalid preliminary agreements, problems with technical characteristics.
We work according to a full protocol: official requests to registers, analysis of the object's history, verification of previous owners, search for legal proceedings, assessment of the risks of dispute. The result is a report with identified risks and recommendations: conclude a deal, refuse or negotiate a lower price for the identified problems.
What do you get?
Structured report on the legal status of the object and its seller. Identified risks with severity assessment and ways to circumvent them. Recommendation on the deal - to conclude, refuse, or change the structure to reduce risks.
- Extract from the State Register of Real Property Rights to Real Estate
- Extract from the Unified Register of Encumbrances on Movable and Immovable Property
- Check the history of the object - all previous owners, agreements, registration actions
- Checking for judicial arrests and criminal proceedings around the facility
- Seller identity verification - legal capacity, marital status, debts, bankruptcy
- Analysis of the risks of disputing the agreement (inheritance rights, rights of minors, violation of the procedure of previous agreements)
- Technical inspection - compliance of documents with the actual condition of the object
- Structured report with risk assessment and recommendations
How it works
The first level is official registers. An extract from the State Register of Property Rights shows the current status: who the owner is, what are the encumbrances, the history of registration actions. An extract from the Register of Encumbrances - all prohibitions, arrests, mortgages imposed on the object. This is a basic check, which is often done independently - but the correct interpretation requires a legal assessment.
The second level is history. We analyze all previous owners over the last 5-10 years, the circumstances of the transfer of rights (purchase, inheritance, donation, court decision). High risk - frequent changes of owners in a short period, transfers through donations, court decisions on the restoration of ownership, minor owners in the past.
The third level is the environment. Are there any legal proceedings surrounding the object (Unified Register of Court Decisions), criminal proceedings in connection with the object, inheritance disputes, claims of third parties. Verification of the seller's identity - is he not wanted, not in bankruptcy, not in the debt register.
The fourth level is technical. Does the object comply with the documents: area, configuration, presence of reconstructions (legalized or not), status of the land plot, intended purpose.
When is it the right choice?
Contact us if: you are buying real estate for a significant amount (from 1 million UAH); the seller is an unknown person without recommendations; the property is offered at a price below market value (often a sign of hidden problems); the seller insists on a quick conclusion without additional checks; the history of the property looks suspicious (frequent changes of ownership, donations, court decisions); you are investing in commercial real estate.
Sign up for a consultation - we will determine the scope of the inspection for your facility.

Frequently asked questions
01 What risks does due diligence reveal in real estate?
The most common: double sale (the object has already been sold, but the registration has not been renewed), hidden arrest, inheritance rights of third parties, illegal reconstructions, incorrect area or configuration, unclear boundaries of the land plot, claims of minors to the object, fraudulent schemes with forged documents.
02 What is the difference between a basic check and a full due diligence?
Basic - a registration snapshot of the current state. Sufficient for a typical transaction with a well-known seller at a market price. Full - a deep check of the history, environment, seller's identity, technical condition. Required for significant amounts, unfamiliar counterparties, suspicious circumstances.
03 Can due diligence guarantee the security of a deal?
No inspection gives a 100% guarantee. It reveals risks known from public and open sources. There remains a residual risk of forged documents, hidden transactions that are not yet reflected in the registers. Therefore, in addition to the inspection, title insurance (title insurance) is important - a separate service of insurance companies.
04 How long does due diligence take?
Basic - 2-3 business days. Full - 5-10 business days, depending on the complexity of the object and the availability of documents. For urgent transactions, we can accelerate, but with a notification of the risks of haste.
05 Who pays for due diligence - the buyer or the seller?
Typically, the buyer, as this is their protection. However, in negotiations, it is possible to include the seller covering the costs as a condition of the deal. For expensive objects, sometimes the parties will split the costs equally, which demonstrates goodwill on both sides.
